Many times your lender will want to control the appraisal ordering process. Check with your lender or broker to see who is responsible for ordering the appraisal.
If the lender has ordered the appraisal, we will provide them with the report. Depending on lender policies, you might not be entitled to receive a copy.
In some cases, even if you are ordering the report and paying the appraisal fee, you will not receive a copy of the report.
If we were working for one lender, we would need their permission to provide the report to another lender. Without their permission, we cannot provide that report to another party. Even with their permission, we would need to decide if it's appropriate to provide the report to another party, and there may be a fee for this service.
We can provide an appraisal to help you consider if an assessment appeal is appropriate. This report could be used as evidence when talking to the assessor.
It is worthwhile for you to personally consider if the assessment seems in line with your property value before spending too much effort and appraisal fees.
We cannot provide a value estimate without completing an appraisal.
While there are some options about how we provide our findings, and we can provide verbal reports of value, our services require adequate research to meet our professional standards. As such, we would charge a fee like our standard appraisal fee for a verbal opinion of value.
